Censum LLC is a data and analytics company. We do not practice law or provide legal advice. Concierge includes CCAO workflow support after the official authorization form is signed. Board of Review filing is separate and may require customer or attorney action.
Nothing on this site is tax advice. A property tax appeal affects your assessed value; it does not directly set your tax bill, which depends on county levies and your school district's rate. Consult your own advisor about how a reduction flows through.
The 90%+ Tier A figure is a modeled win-probability threshold, not a promise of a specific appeal outcome. It means Tier A is reserved for properties where our launch model estimates at least a 90% chance of a Board of Review reduction after suppression and eligibility checks. That is not an income guarantee, and past performance is not a prediction of future results. Full methodology and validation protocol are on the methodology page.
This is a statement of Cook County Board of Review procedure, not a Censum guarantee. The Board can lower an assessed value or leave it unchanged; it cannot raise it in response to an appeal. If that procedure ever changes, we will update this page.
Every number on this site traces back to a public source: the Cook County Assessor's Office open data portal and the Cook County Board of Review decision records. We do not scrape private sites, buy data from brokers, or rely on undisclosed proprietary datasets.
Evidence packets and Long-Shot snapshots are digital products. Once delivered, packet and snapshot fees are final because the analysis can be read, copied, and used. Billing errors, duplicate charges, failed delivery, or wrong-product routing should be sent to support for correction. Every paid packet tier includes a next-year credit: if the Board of Review grants no reduction and you filed on time, 100% of your packet fee is credited toward next year's packet for the same property. This is a future credit, not a cash refund. See the credit policy page. Long-Shot is a separate snapshot for properties below 50% modeled win probability and does not include this credit.
The Success Plan is a fixed-fee no-upfront option, not a percentage-of-savings fee. Stripe saves the customer's payment method; Censum charges the flat $149 Success Plan amount, plus any selected optional add-ons, only after a verified qualifying reduction. If no qualifying reduction is verified, there is no Success Plan charge and no no-reduction credit because no packet fee was paid. No appeal outcome or tax savings result is guaranteed.
